Today Muve scored big! We were able to purchase two homes for the price of one. We also took a huge step in the right direction. This is our first long-term rental property! We are using a unique investing strategy that allows us to buy a property that needs a lot of work at a deep discount with private money, do repairs to the property and then refi the property out using a traditional mortgage at a current low fixed rate. All this is done with no money down except what we put into it for repairs. The reason we can do this is because we have fixed up the property with our own money and added value. Now when we refinance it will appraise for much higher than what we bought it for. We don’t have to come up with extra money down because we created enough equity by fixing it up to satisfy the lenders policies.
